Absorption Rate for San Carlos Real Estate for Week Ending April 10, 2010

boots in the rainWhoa Nellie!  We did a darn good jump in inventory this last week in San Carlos.  It was at about 44 last week and this week it is at 53.  That was about a 14% increase in inventory! Buyers have got to appreciate that with how tight the market has been because of low inventory.  Last week, we had 12 single family properties get listed in San Carlos and there were just 2 that went pending.

Out of the 12 single family homes that got listed in San Carlos last week, 6 of them were priced over $1,000,000 and 6 were priced under $1,000,000.  The 12 homes that got listed last week are:
2033 White Oak Way – $1,850,000 – 5/3 – 3,190 sf – MLS#81016894 – interesting that this is the most expensive one listed last week and it is the only one that got listed last week AND sold last week
140 Park Ave – $1,695,000 – 5/3 – 3,051 sf – MLS#81016622
1985 Saint Francis Way – $1,325,000 – 4/3 – 2,140 sf – MLS#81017126
333 Molton Ave – $1,299,000 – 3/2 – 1,920 sf – MLS#81016234
724 Knoll Dr – $1,295,000 – 3/2 – 2,290 sf – MLS#81017274
20 Coronado Ave – $1,050,000 – 4/2 – 2,430 sf – MLS#81016133
2085 Saint Francis – $939,000 – 3/2 – ~1,300 sf – No MLS # – This is listed by an out-of-the-area agent so there is no entry in the MLS for this home
2694 Thornhill Dr – $869,000 – 3/1.5 – 1,150 sf – MLS#81016890

Below are the lucky 2 in San Carlos that went pending last week.  The average days on market for these homes is 99.5, but that is just because 49 Fay Ave skews it to be high.
49 Fay Ave – $832,000 – 3/2 – 1,480 sf – MLS#80946990 – 189 DOM
2102 Saint Francis – $825,000 – 3/1.5 – 1,360sf – MLS#81014636 – 10 DOM

There were 4 properties that closed escrow in San Carlos last week, they are:
1330 Hull Dr – listed at $834,000 – sold for $785,000 – 3/2.5 – 1,660 sf
172 Lyndhurst Ave – listed at $899,888 – sold for $950,000 – 3/2 – 1660 sf
(weird, those 2 properties are the same square footage, but Lyndhurst felt much more spacious)
1829 Eaton Ave – listed at $1,120,000 and sold for same price – 3/3 – 1,480 sf (this one never went on the MLS)
434 Hill Way -listed at $1,465,800 – sold for $1,410,000 – 4/2.5 – 2,702 sf
