Absorption Rate for San Carlos Real Estate for Week Ending April 24, 2010

balanceIt wasn’t perfectly balanced last week, but it is darn close with 10 single family homes listing and 8 selling in San Carlos.  San Carlos’ inventory is at 53 homes as of today and has been hovering right around that number for 3 weeks now.  A year ago we were at about 70 homes on the market in San Carlos.

Here are the 10 single family homes that listed last week in San Carlos:

26 Cobblestone Ln – $1,698,000 – 5/3 – 3,840 sf
2030 San Carlos Ave – $1,550,000 – 5/6 – 3,480 sf
191 Lyndhurst Ave – $1,298,000 – 4/3 – 2,350 sf (Want your own vineyard in San Carlos?  This is one of the few houses that has one)
875 Sunset Dr – $1,149,000 – 3/2.5 – 1,800 sf
436 Clifton Ave – $1,049,000 – 4/3 – 1,560 sf
201 Bay View Dr – $899,000 – 4/2 – 1,680 sf
33 Sunnydale Ave – $849,000 – 3/2 – 1,770 sf
113 Arundel Rd – $789,000 – 2/1 – 1,220 sf
728 Cedar St – $779,000 – 2/1 – 1,020 sf
960 McCue Ave – $649,000 – 2/1 – 1,030 sf

The 8 homes that sold in San Carlos last week had an average of 27.5 days on market (DOM).  The homes that sold were:
1340 Orange Ave – $1,950,000 – 6/4 – 3,400 sf  - 7 DOM (This is the 2nd home in 2 weeks in San Carlos in the White Oaks neighborhood that listed just under $2 million that flew off the shelf.  The economy can’t be all that bad if that is happening).
3328 Melendy Dr – $1,399,950 – 4/3 – 3,460 sf – 11 DOM
782 Crestview Dr – $1,295,000 – 3/2 – 2,104 sf – 28 DOM
1526 Chestnut St – $1,029,000 – 3/2 – 2,140 sf – 8 DOM
885 Sunset Dr – $849,999 – 4/3 – 2,600 sf – 56 DOM
1011 Alameda – $749,000 – 4/2 – 1,880 sf – 17 DOM
960 McCue Ave – $649,000 – 2/1 – 1,030 sf – 4 DOM (the only one that sold in the same week it listed)
79 Winding Way – $495,000 – 1/1 – 670 sf – 89 DOM

There were 3 homes that closed escrow last week in San Carlos. They are:
715 Tamarack Ave – listed at $779,000 – sold at $784,000 – 2/1 – 1,080 sf
2004 San Carlos Ave – listed at $868,000 – sold at $880,000 – 3/2 – 2,130 sf
66 Wessex Way – listed at $1,100,000 – sold at $1,050,000 – 4/2 – 1,880 sf

There are only 2 days left to ratify on a home in order to get the federal tax credit, but don’t forget there is the California tax credit that is also now available, but that money is expected to run out quickly.
