Absorption Rate for San Carlos Real Estate for Week Ending Jan. 17, 2010

One Single Rain DropWe currently have 26 single family homes on the market in San Carlos.  A year ago in 2009 it was 58 and the year before that in 2008, it was 35.  For this week, 2010 has the lowest inventory of the past 3 years.   I truly believe that if you are a seller in San Carlos, now is the time to get your house on the market – not 4 weeks from now. Belmont typically has lower inventory than San Carlos, but they are at 29 right now.

Interesting the sales activity happened in every one of our most common price points in San Carlos. 

So it is a “one drop week” (hence the pretty picture at the top)… San Carlos only had a one property difference in the number of properties that were listed versus the ones that got into contract.   Pretty darn stable!

Another interesting thing I’m seeing… I have 2 different clients who are not quite ready to make a move on properties that they are interested in (they each have their eye on a different property) but they both want me to let them know if another buyer comes forward with an offer so they don’t miss out.  So for all of you buyers out there, remember this mentality to not hesitate on a property that really catches you because there very well could be someone else seriously mulling over the property and you could conceivably avoid a multiple offer situation if you act at the right time.
