San Carlos Real Estate Absorption Rate for Week Ending June 26, 2010

With the warm weather and the “pool” of inventory that came on the market in San Carlos last week, I thought this was a fitting image. 

We currently have 69 single family homes on the market in San Carlos.  This is nearing the high in recent years of 75 that we hit in March of 2009.  Thankfully, the economy and psyche of buyers are both better than they were at that time.   Last week there were 13 homes that came on the market in San Carlos.  6 homes went pending in San Carlos and 5 homes closed escrow. 

Here are the 13 homes that came on the market in San Carlos:
59 Hilltop Dr – $1,889,000 – 5/2.5 – 2,750sf – Watch out if your agent encourages you to put in a full price offer on this home.  The sellers are offering a 4% commission to an agent who brings a full price offer. I cringe over how unethical it is for an agent to encourage a buyer to write an offer at a price that would result in the agent getting a better commission.

928 Heather Dr – $1,495,000 – 4/3 – 2,510 sf
10 Loma Ln – $1,218,000 – 4/3 – 2,940 sf

208 Crestview Dr – $1,178,000 – 4/3 – 2,500 sf – I have to put in a good word on this home, since it is my listing.  It truly has one of the most nicely upgraded kitchens in all of San Carlos and has such a cool bathroom that was remodeled last year.  And it has spectacular views!
517 Vista Av – $1,150,000 – 4/2 – 1,880 sf
231 Kelton Av – $949,000 – 3/2 – 1,540 sf
46 Vine St – $925,000 – 4/2 – 1,180 sf
113 Rockridge Rd – $869,995 – 3/2 – 1,440 sf

The 6 homes that sold last week in San Carlos had an average of 43 days on market (DOM).  Here are the 6 homes that sold:

201 Aberdeen Dr – $998,000 – 3/2-1,850 sf – 208 DOM (This one killed the average days on market in San Carlos.  If this one were not in the group, the average DOM would be 10.)
