San Carlos Real Estate Activity for Week Ending June 4, 2011

As of June 5, we are at 59 single family homes on the market in San Carlos.  This week a year ago, we were at 62.  We had a perfectly balanced week for absorption of San Carlos real estate – 6 properties came on the market and 6 went pending.  Maybe we are going to max out inventory in the mid 60s which is where we were at on May 22nd.

The 6 properties that got listed in San Carlos last week were:

81 Cedar St. – $699,000 – 3/1 – 1330 sf
22 Primrose Ln. –  $949,000 – 4/3 – 1750 sf
100 Kelton Ave. – $949,900 – 3/2 – 1620 sf
2067 St. Francis Ave. – $1,100,000 – 3/2 – 1570 sf
17 Michael Ct. – $1,149,888 – 4/2.5 – 1990 sf
349 Hill Way – $1,348,888 – 4/2.5 – 2430 sf *
*was on market a year ago but never sold

There were 6 properties that sold last week in San Carlos.  They had an average of 42 days on market (DOM).  The homes that sold were:

2452 San Carlos Ave. – $729,000 – 3/1 – 1210 sf
232 Windsor Dr. – $799,000 – 3/3 – 2500 sf
163 Ruby Ave. – $799,000 – 3/1.5 – 1250 sf
81 Highland Ave. – $799,000 – 3/3 – 1450 sf
129 Vista Del Grande – $1,263,000 – 4/3 – 2930 sf
