San Carlos Real Estate Activity for Week Ending June 4, 2011

As of June 5, we are at 59 single family homes on the market in San Carlos.  This week a year ago, we were at 62.  We had a perfectly balanced week for absorption of San Carlos real estate – 6 properties came on the market and 6 went pending.  Maybe we are going to max out inventory in the mid 60s which is where we were at on May 22nd.

The 6 properties that got listed in San Carlos last week were:

San Carlos Real Estate Activity for Week Ending May 21, 2001

First off, let’s take a quick look back at inventory levels for single family homes (SFRs) in San Carlos for this week for the past 5 years:

2007 – 36 homes – the year our market peaked
2008 – 61 homes
2009 – 60 homes
2010 – 50 homes
2011 – 66 homes

So this year, we are seeing higher inventory than in the past 5 years, but don’t get the sense that the sky is falling because the sales activity is still strong in San Carlos.  We had 8 SFRs get listed this last week and 7 SFRs went pending this week in San Carlos.  That is a nicely balanced market around here.  In many markets it would be considered a seller’s market, but it might be stretching it just a tad to go that far.

The 8 homes that were listed this last week in San Carlos were:
959 Holly St – $525,000 – 2/1 – 880 sf
212 Edgehill Dr – $615,000 – 2/1 – 1030 sf
448 Emerald Ave – $789,000 – 3/1 – 1200 sf

There were 7 homes in San Carlos that got into contract this last week.  They had an average Days On Market (DOM) of 92 days.  However, if you take out 92 Madera Ave that took 489 days to sell from the count, then the average DOM was 26.  The San Carlos homes that sold were:
2647 San Carlos Ave – $793,000 – 4/4 – 2,220 sq ft – 6 DOM

4 homes closed escrow in San Carlos this last week.  The sale details on those homes are as follows:

It was a typical week in the Springtime San Carlos real estate market with good activity in new homes coming on the market – 10 of them – and a good amount of sales – 8 of those.   There are currently 63 single family homes on the market in San Carlos.

There were 8 homes that sold (got into contract) this week in San Carlos.  They had an average days on market (DOM) of 53 days.  However, if you take 104 Winding Way, which had been on the market for 332 days out of the average, then the average DOM becomes 14!  That is a rocking and rolling real estate market!  The homes that sold were:

San Carlos Real Estate Absorption Rate for Week Ending January 22, 2011

On January 16, 2011 we had 37 single family homes on the market in San Carlos.  On January 25, 9 days later, we had 8 more homes on the market with inventory climbing to 45.  Sunny weather aside, it was raining in San Carlos real estate.  Great for buyers, not so great for sellers.  In the week from January 16 to January 22, there were 9 single family homes that listed in San Carlos, 1 sold, and 3 closed escrow.  Actually, only 3 of the listed homes were really new because 6 of them had been on the market just previously, but hadn’t sold.

San Carlos Real Estate Absorption Rate for Week Ending November 27, 2010

A fitting image for the first week in December and because there was just one house that got listed in San Carlos last week.  It is that time of year, when there is so very little that comes up on the San Carlos real estate market.  Thankfully, there is some accumulated inventory for our December buyers in San Carlos to choose from.  For those of you out buying, we currently have 55 single family homes on the market in San Carlos.  A year ago, we were at 66.  Quite a bit of a difference.

The one house that listed last week in San Carlos was:
21 Coleman Ct – $1,299,000 – 5/3 – 2,200 sq ft – This is a really great house: cul-de-sac, fairly open floor plan, views AND usable yard, and cool wine room.

There were 4 homes that sold last week in San Carlos.  They had an average of 36 days on the market (DOM).  The lucky San Carlos sellers were:

34 Hilltop Dr – $839,950 – 3/2 – 1,880 sq ft – 52 DOM (yep, same as the one above)

San Carlos Real Estate Absorption Rate for Week Ending September 18, 2010

<—- I love this photo.  It reminds me of my dad who always loves to tease me when I’ve got my phone to my ear.  In the background he just shouts out “Buy!  Sell!”  The photo is a pretty good image of our San Carlos real estate market right now.  We are definitely seeing more people wanting to sell than buy.  If you are a buyer for San Carlos or the surrounding communities, you should get out there and do it.  I am seeing a good deal of competition between the listings in the $850,000 to $950,000 range.  I believe it is a great opportunity to buy right now and I think people will be pleased with how they fare if they buy now.  Can you hear my dad yelling “BUY!”?

San Carlos Real Estate Absorption Rate for Week Ending September 11, 2010

There’s been a little bit of rain as the kiddos head back to school and we’ve definitely had some rain in the San Carlos real estate world too.  The inventory is building in the San Carlos single family home market.  As of today, we have 67 single family homes on the market in San Carlos.  A year ago, it was at about 60.  It will be very interesting to see how active buyers are in the Fall market (our 2nd most active time of the year).  If they sit on the sidelines, we could see something similar to the Fall of 2008 when the inventory kept on building, the buyers weren’t buying, and the market decline was in the double digits before it was all done.

Today we have 65 single family homes on the market in San Carlos.  Last year at this time we had about 60 homes on the market.

Last week, we had more homes come on the market than sell in San Carlos.  There were 7 homes that were listed, 4 sold, 7 closed escrow, and we actually had one sell off market (1547 Elm Street).

San Carlos Real Estate Absorption Rate – A Catch Up

See that broken pencil over there?  That’s my excuse for why I haven’t been writing.  I’ve had a broken pencil.  Okay, not true, just been busy, busy, busy.  Recently, I represented buyers on 138 Louise Lane in San Mateo that had 11 offers on it and we were the winning party!  That house is the most elegant house I have ever seen outside of the usual towns known for elegant houses.   And boy, did that keep me busy for a few days!

So let’s recap what has happened recently in San Carlos real estate…

The first week in July we had about 63 single family homes on the market.   4 homes listed that week, 8 went pending with an average of 27 days on market, and 6 closed escrow.   Great absorption, San Carlos!

On July 11th, we had 66 homes on the market.  In that week we had 9 properties get listed in San Carlos, 6 went pending with an average of 65 days on market, and 3 closed escrow.

On July 19th, we had 61 homes on the market in San Carlos.  4 got listed last week, 5 went pending with an average of 46 days on the market, and 4 closed escrow.

One thing that is more pronounced lately when I pull my San Carlos real estate statistics is that there are more houses that are scheduled to close escrow in a given week, than actually do close escrow.  This may be a function of Bank of America having issues with their loans these days and so we are seeing more delays in properties closing.

Thanks for understanding my lack of writing for the last few weeks.  Blogging could be a full time job for me, but I’ve got to actually sell some real estate too, and my kids also like to see me with some frequency.

San Carlos Real Estate Absorption Rate for Week Ending June 26, 2010

With the warm weather and the “pool” of inventory that came on the market in San Carlos last week, I thought this was a fitting image. 

We currently have 69 single family homes on the market in San Carlos.  This is nearing the high in recent years of 75 that we hit in March of 2009.  Thankfully, the economy and psyche of buyers are both better than they were at that time.   Last week there were 13 homes that came on the market in San Carlos.  6 homes went pending in San Carlos and 5 homes closed escrow.

59 Hilltop Dr – $1,889,000 – 5/2.5 – 2,750sf – Watch out if your agent encourages you to put in a full price offer on this home.  The sellers are offering a 4% commission to an agent who brings a full price offer. I cringe over how unethical it is for an agent to encourage a buyer to write an offer at a price that would result in the agent getting a better commission.
