San Carlos Listings & Sales for Week Ending May 19, 2012

Finally some relief to our inventory shortage in San Carlos. In the past week we’ve had 17 new single family homes come on the market in San Carlos. Our inventory is at 37. Less than 2 weeks ago, it was at 24. There were 5 homes that went pending this week. I know some of my buyers are feeling like there are actually a few options this week. That is a welcomed change!

San Carlos Real Estate Activity for Week Ending May 21, 2001

First off, let’s take a quick look back at inventory levels for single family homes (SFRs) in San Carlos for this week for the past 5 years:

2007 – 36 homes – the year our market peaked
2008 – 61 homes
2009 – 60 homes
2010 – 50 homes
2011 – 66 homes

So this year, we are seeing higher inventory than in the past 5 years, but don’t get the sense that the sky is falling because the sales activity is still strong in San Carlos.  We had 8 SFRs get listed this last week and 7 SFRs went pending this week in San Carlos.  That is a nicely balanced market around here.  In many markets it would be considered a seller’s market, but it might be stretching it just a tad to go that far.

The 8 homes that were listed this last week in San Carlos were:
959 Holly St – $525,000 – 2/1 – 880 sf
212 Edgehill Dr – $615,000 – 2/1 – 1030 sf
448 Emerald Ave – $789,000 – 3/1 – 1200 sf
3390 Melendy Dr – $899,900 – 3/2.5 – 1750 sf
1777 Elizabeth – $975,000 – 4/2 – 2230 sf
20 Ensenada Rd – $999,999 – 3/2 – 1440 sf
1080 Crestview Dr – $1,150,000 – 5/3 – 3060 sf – Was actually listed earlier this year at $1,395,000 and now is pending
182 Crestview Dr – $1,384,000 – 3/2.5 – 2210 sf

There were 7 homes in San Carlos that got into contract this last week.  They had an average Days On Market (DOM) of 92 days.  However, if you take out 92 Madera Ave that took 489 days to sell from the count, then the average DOM was 26.  The San Carlos homes that sold were:
2647 San Carlos Ave – $793,000 – 4/4 – 2,220 sq ft – 6 DOM

4 homes closed escrow in San Carlos this last week.  The sale details on those homes are as follows:
165 Madera – LP $749,000 – SP $787,777 – 2/1.5 – 1,600 sq ft

San Carlos Real Estate Absorption Rate for Week Ending January 22, 2011

On January 16, 2011 we had 37 single family homes on the market in San Carlos.  On January 25, 9 days later, we had 8 more homes on the market with inventory climbing to 45.  Sunny weather aside, it was raining in San Carlos real estate.  Great for buyers, not so great for sellers.  In the week from January 16 to January 22, there were 9 single family homes that listed in San Carlos, 1 sold, and 3 closed escrow.  Actually, only 3 of the listed homes were really new because 6 of them had been on the market just previously, but hadn’t sold.

The 9 new listings were:

San Carlos Real Estate Absorption Rate for Week Ending November 27, 2010

A fitting image for the first week in December and because there was just one house that got listed in San Carlos last week.  It is that time of year, when there is so very little that comes up on the San Carlos real estate market.  Thankfully, there is some accumulated inventory for our December buyers in San Carlos to choose from.  For those of you out buying, we currently have 55 single family homes on the market in San Carlos.  A year ago, we were at 66.  Quite a bit of a difference.

The one house that listed last week in San Carlos was:
21 Coleman Ct – $1,299,000 – 5/3 – 2,200 sq ft – This is a really great house: cul-de-sac, fairly open floor plan, views AND usable yard, and cool wine room.

There were 4 homes that sold last week in San Carlos.  They had an average of 36 days on the market (DOM).  The lucky San Carlos sellers were:

San Carlos Real Estate Absorption Rate for Week Ending September 18, 2010

<—- I love this photo.  It reminds me of my dad who always loves to tease me when I’ve got my phone to my ear.  In the background he just shouts out “Buy!  Sell!”  The photo is a pretty good image of our San Carlos real estate market right now.  We are definitely seeing more people wanting to sell than buy.  If you are a buyer for San Carlos or the surrounding communities, you should get out there and do it.  I am seeing a good deal of competition between the listings in the $850,000 to $950,000 range.  I believe it is a great opportunity to buy right now and I think people will be pleased with how they fare if they buy now.  Can you hear my dad yelling “BUY!”?

San Carlos Real Estate Absorption Rate for Week Ending September 11, 2010

There’s been a little bit of rain as the kiddos head back to school and we’ve definitely had some rain in the San Carlos real estate world too.  The inventory is building in the San Carlos single family home market.  As of today, we have 67 single family homes on the market in San Carlos.  A year ago, it was at about 60.  It will be very interesting to see how active buyers are in the Fall market (our 2nd most active time of the year).  If they sit on the sidelines, we could see something similar to the Fall of 2008 when the inventory kept on building, the buyers weren’t buying, and the market decline was in the double digits before it was all done.

San Carlos Real Estate Absorption Rate for Week Ending June 26, 2010

With the warm weather and the “pool” of inventory that came on the market in San Carlos last week, I thought this was a fitting image. 

We currently have 69 single family homes on the market in San Carlos.  This is nearing the high in recent years of 75 that we hit in March of 2009.  Thankfully, the economy and psyche of buyers are both better than they were at that time.   Last week there were 13 homes that came on the market in San Carlos.  6 homes went pending in San Carlos and 5 homes closed escrow. 

Here are the 13 homes that came on the market in San Carlos:
59 Hilltop Dr – $1,889,000 – 5/2.5 – 2,750sf – Watch out if your agent encourages you to put in a full price offer on this home.  The sellers are offering a 4% commission to an agent who brings a full price offer. I cringe over how unethical it is for an agent to encourage a buyer to write an offer at a price that would result in the agent getting a better commission.

San Carlos Real Estate Absorption Rate for Week Ending June 5, 2010

Well  my last post was that we were experiencing major absorption in San Carlos real estate.  Last week was definitely different with 10 single family homes hitting the market in San Carlos and 5 going pending.  If it continues at that rate for a few weeks, we’ll be back into a buyers’ market.

As of today, we have 60 homes on the market in San Carlos, which is more than it has been for about a month now.

Last week the 10 homes that got listed in San Carlos were:
1051 Springfield Dr – $599,000 – 2/1 – 820 sf
9 Devonshire Blvd – $825,000 – 3/2 – 1,400 sf – this one has actually been on the market for a long time, but they took it off the market for over 30 days, which resets the “days on market” in the MLS back to zero.
893 Cordilleras Ave – $899,000 – 3/2 – 1,840 sf
637 Dartmouth Ave – $924,000 – 2/2 – 1,677 sf – this house has also been on the market recently
1311 Geneva Ave – $974,950 – 3/2 – 1,500 sf – wow, this is a nice house.  The backyard access is not perfect, but everything is done in this home.
350 Devonshire Blvd – $1,098,000 – 3/2 – 1,910 sf – this is the house I would buy of all the houses that got listed last week
427 Ridge Rd – $1,099,000 – 3/3 – 2,165 sf – you know, this was on the market before too and never sold.  I kind of wonder if the agents or owners on these houses think that the market is hot enough to put these houses on the market now and they’ll sell.  I’m not convinced they will because we definitely have the two markets of the perfect homes that sell and the flawed ones that don’t.

San Carlos Real Estate Absorption Rate for Week Ending May 22, 2010

We are experiencing major absorption here in the San Carlos real estate world!  Great news for sellers, not such great news for buyers.  We are back to 48 active listings of San Carlos single family homes.  Just can’t seem to inch up in inventory.  We had 5 properties get listed last week and NINE went pending in San Carlos!

San Carlos Real Estate Absorption Rate for Week Ending May 15, 2010

On Monday, May 17, we had 52 single family homes on the market in San Carlos.  Today, May 20, it has dropped to 48.  That’s almost an 8% drop in just 3 days.  All the buyers are hoping that the inventory will be building during this season, and it is not doing a very good job of delivering that.  I fondly remember the good old days last year when we hit 75 homes in San Carlos in both March and May.
