Coming Soon In San Carlos

In the quest for full disclosure, this is not my listing, but I post here for those who come to my blog to get info on the San Carlos real estate market.

There’s a great property coming on at 1037 Elm Street in San Carlos.  This home is located in one of San Carlos’ hottest neighborhoods.  List price is $880,000 and it is a 3 bedroom/1.5 bath home with a detached bonus out-building.  The main house is about 1,230sf.  The out-building measures approximately 9′ x 15′.  It is a 6,000sf lot.  It will be coming on the market on Monday, October 22nd.  It will be open October 27th and 28th.

San Carlos Real Estate Activity for Week Ending July 15, 2012

I was half expecting an explosion of listings after we got through the 4th of July, but I guess I shouldn’t be surprised that didn’t happen considering the inventory levels in San Carlos have been disappointing for most of 2012.  We are at 34 single family homes on the market in San Carlos.  It is up a little from before the 4th, but it is down from a year ago at this time when we were hovering just under 60.

In the past week, 9 single family homes came on the market in San Carlos.  One of those essentially sold off market and got put into the MLS after it was sold, so really 8 homes came on the market.  The one at 1007 Sylvan sold in the same week that it came on.   Besides the one that sold off market and Sylvan, there were another 4 that got into contract.  That actually makes for a kind of “rainy” week.  If we could only get a few more of those, then we might actually have some inventory for buyers to look at.

The average days on market (DOM) for the 5 homes that sold was 10 days.  With the most being 14 days and the least being 2 days.  Now that is a fast-paced market!

With only 4 new listings and 9 sales, no wonder our inventory of single family homes in San Carlos has dropped below 30 (we are currently at 29).  It doesn’t help that the 4th of July is this upcoming week.  For all of you stats people, the average Days On Market (DOM) for the homes that went pending this week is 27.  One wouldn’t expect that to be the number since it feels like everything is flying off the shelf.  Goes to show that there are some negotiating opportunities for buyers even in this market.

San Carlos Listings & Sales for Week Ending May 19, 2012

Finally some relief to our inventory shortage in San Carlos. In the past week we’ve had 17 new single family homes come on the market in San Carlos. Our inventory is at 37. Less than 2 weeks ago, it was at 24. There were 5 homes that went pending this week. I know some of my buyers are feeling like there are actually a few options this week. That is a welcomed change!

San Carlos Real Estate Activity for Week Ending June 4, 2011

As of June 5, we are at 59 single family homes on the market in San Carlos.  This week a year ago, we were at 62.  We had a perfectly balanced week for absorption of San Carlos real estate – 6 properties came on the market and 6 went pending.  Maybe we are going to max out inventory in the mid 60s which is where we were at on May 22nd.

The 6 properties that got listed in San Carlos last week were:

San Carlos Real Estate Activity for Week Ending May 21, 2001

First off, let’s take a quick look back at inventory levels for single family homes (SFRs) in San Carlos for this week for the past 5 years:

2007 – 36 homes – the year our market peaked
2008 – 61 homes
2009 – 60 homes
2010 – 50 homes
2011 – 66 homes

So this year, we are seeing higher inventory than in the past 5 years, but don’t get the sense that the sky is falling because the sales activity is still strong in San Carlos.  We had 8 SFRs get listed this last week and 7 SFRs went pending this week in San Carlos.  That is a nicely balanced market around here.  In many markets it would be considered a seller’s market, but it might be stretching it just a tad to go that far.

The 8 homes that were listed this last week in San Carlos were:
959 Holly St – $525,000 – 2/1 – 880 sf
212 Edgehill Dr – $615,000 – 2/1 – 1030 sf
448 Emerald Ave – $789,000 – 3/1 – 1200 sf

There were 7 homes in San Carlos that got into contract this last week.  They had an average Days On Market (DOM) of 92 days.  However, if you take out 92 Madera Ave that took 489 days to sell from the count, then the average DOM was 26.  The San Carlos homes that sold were:

4 homes closed escrow in San Carlos this last week.  The sale details on those homes are as follows:

San Carlos Real Estate Absorption Rate for Week Ending January 22, 2011

On January 16, 2011 we had 37 single family homes on the market in San Carlos.  On January 25, 9 days later, we had 8 more homes on the market with inventory climbing to 45.  Sunny weather aside, it was raining in San Carlos real estate.  Great for buyers, not so great for sellers.  In the week from January 16 to January 22, there were 9 single family homes that listed in San Carlos, 1 sold, and 3 closed escrow.  Actually, only 3 of the listed homes were really new because 6 of them had been on the market just previously, but hadn’t sold.

San Carlos Real Estate Absorption Rate for October 2010

It is interesting because it is feeling as though we are experiencing a slowing in the San Carlos real estate market, but the absorption rate numbers for the month of October in San Carlos were good.  However, inventory is relatively high at 68 single family homes on the market in San Carlos.  A year ago we had about 10 fewer homes on the market in San Carlos.  My impression is that buyers are sitting on the sidelines right now and that there are going to be many that activate in the beginning of 2011, making for an active market in the early part of the year that will continue on through the typical busy Spring market.  Buyers who buy between now and the end of the year are going to score deals that those who delay until the new year are not going to get.  That’s my prediction.

San Carlos Real Estate Absorption Rate for Week Ending September 11, 2010

There’s been a little bit of rain as the kiddos head back to school and we’ve definitely had some rain in the San Carlos real estate world too.  The inventory is building in the San Carlos single family home market.  As of today, we have 67 single family homes on the market in San Carlos.  A year ago, it was at about 60.  It will be very interesting to see how active buyers are in the Fall market (our 2nd most active time of the year).  If they sit on the sidelines, we could see something similar to the Fall of 2008 when the inventory kept on building, the buyers weren’t buying, and the market decline was in the double digits before it was all done.
