San Carlos Real Estate Absorption Rate for August 2010

I usually look at the absorption rate on a weekly basis, which is an interesting way to keep up with the inventory in San Carlos and the changes in the San Carlos real estate market. However, I was on vacation for part of August and rather than write the whole month off, I thought the best way to “catch up” on my blog would be to look at the San Carlos real estate absorption rate for an entire month. Relying on the data for determining trends is actually probably more reliable when looking at the absorption rate on a monthly basis rather than a weekly basis. And it has always been my intention to look at the month’s absorption rate too, but of course I never find the time to do that post.

So here’s what happened in August in the San Carlos real estate market…
27 homes listed in San Carlos
24 homes went into contract in San Carlos

Pretty darn balanced!

San Carlos Real Estate Absorption Rate for Week Ending July 24, 2010

Today we have 65 single family homes on the market in San Carlos.  Last year at this time we had about 60 homes on the market.

Last week, we had more homes come on the market than sell in San Carlos.  There were 7 homes that were listed, 4 sold, 7 closed escrow, and we actually had one sell off market (1547 Elm Street).

The 7 homes that were listed in San Carlos last week were:

San Carlos Real Estate Absorption Rate – A Catch Up

See that broken pencil over there?  That’s my excuse for why I haven’t been writing.  I’ve had a broken pencil.  Okay, not true, just been busy, busy, busy.  Recently, I represented buyers on 138 Louise Lane in San Mateo that had 11 offers on it and we were the winning party!  That house is the most elegant house I have ever seen outside of the usual towns known for elegant houses.   And boy, did that keep me busy for a few days!

So let’s recap what has happened recently in San Carlos real estate…

The first week in July we had about 63 single family homes on the market.   4 homes listed that week, 8 went pending with an average of 27 days on market, and 6 closed escrow.   Great absorption, San Carlos!

On July 11th, we had 66 homes on the market.  In that week we had 9 properties get listed in San Carlos, 6 went pending with an average of 65 days on market, and 3 closed escrow.

On July 19th, we had 61 homes on the market in San Carlos.  4 got listed last week, 5 went pending with an average of 46 days on the market, and 4 closed escrow.

One thing that is more pronounced lately when I pull my San Carlos real estate statistics is that there are more houses that are scheduled to close escrow in a given week, than actually do close escrow.  This may be a function of Bank of America having issues with their loans these days and so we are seeing more delays in properties closing.

Thanks for understanding my lack of writing for the last few weeks.  Blogging could be a full time job for me, but I’ve got to actually sell some real estate too, and my kids also like to see me with some frequency.

San Carlos Real Estate Absorption Rate for Week Ending June 26, 2010

With the warm weather and the “pool” of inventory that came on the market in San Carlos last week, I thought this was a fitting image. 

We currently have 69 single family homes on the market in San Carlos.  This is nearing the high in recent years of 75 that we hit in March of 2009.  Thankfully, the economy and psyche of buyers are both better than they were at that time.   Last week there were 13 homes that came on the market in San Carlos.  6 homes went pending in San Carlos and 5 homes closed escrow. 

Here are the 13 homes that came on the market in San Carlos:
59 Hilltop Dr – $1,889,000 – 5/2.5 – 2,750sf – Watch out if your agent encourages you to put in a full price offer on this home.  The sellers are offering a 4% commission to an agent who brings a full price offer. I cringe over how unethical it is for an agent to encourage a buyer to write an offer at a price that would result in the agent getting a better commission.

Coming Soon in San Carlos: Mesmerizing and Unobstructed Views of the Western Hills

San Carlos Real Estate Absorption Rate for Week Ending June 5, 2010

Well  my last post was that we were experiencing major absorption in San Carlos real estate.  Last week was definitely different with 10 single family homes hitting the market in San Carlos and 5 going pending.  If it continues at that rate for a few weeks, we’ll be back into a buyers’ market.

As of today, we have 60 homes on the market in San Carlos, which is more than it has been for about a month now.

Last week the 10 homes that got listed in San Carlos were:
1051 Springfield Dr – $599,000 – 2/1 – 820 sf
9 Devonshire Blvd – $825,000 – 3/2 – 1,400 sf – this one has actually been on the market for a long time, but they took it off the market for over 30 days, which resets the “days on market” in the MLS back to zero.
893 Cordilleras Ave – $899,000 – 3/2 – 1,840 sf
637 Dartmouth Ave – $924,000 – 2/2 – 1,677 sf – this house has also been on the market recently
1311 Geneva Ave – $974,950 – 3/2 – 1,500 sf – wow, this is a nice house.  The backyard access is not perfect, but everything is done in this home.
350 Devonshire Blvd – $1,098,000 – 3/2 – 1,910 sf – this is the house I would buy of all the houses that got listed last week
427 Ridge Rd – $1,099,000 – 3/3 – 2,165 sf – you know, this was on the market before too and never sold.  I kind of wonder if the agents or owners on these houses think that the market is hot enough to put these houses on the market now and they’ll sell.  I’m not convinced they will because we definitely have the two markets of the perfect homes that sell and the flawed ones that don’t.

San Carlos Real Estate Absorption Rate for Week Ending May 22, 2010

We are experiencing major absorption here in the San Carlos real estate world!  Great news for sellers, not such great news for buyers.  We are back to 48 active listings of San Carlos single family homes.  Just can’t seem to inch up in inventory.  We had 5 properties get listed last week and NINE went pending in San Carlos!

San Carlos Real Estate Absorption Rate for Week Ending May 15, 2010

On Monday, May 17, we had 52 single family homes on the market in San Carlos.  Today, May 20, it has dropped to 48.  That’s almost an 8% drop in just 3 days.  All the buyers are hoping that the inventory will be building during this season, and it is not doing a very good job of delivering that.  I fondly remember the good old days last year when we hit 75 homes in San Carlos in both March and May.

Let’s take a look at what happened last week in San Carlos’ single family home real estate market.  We had 9 homes get listed, 8 sold, and 2 closed escrow.

San Carlos Real Estate Absorption for Week Ending May 1, 2010

2 rain drops on a leafGosh, I feel like I’m on the never ending crazy wagon of dealing with multiple offers in San Carlos and the surrounding communities.  I had a client perfectly describe the current market conditions on west side neighborhoods with good schools:   There is the crap that comes on the market and nobody wants and then there is the stuff that comes on that everyone wants.   So it’s either multiple offers and no negotiating for the buyer or it’s the one and only offer and great opportunities for buyers to negotiate.  We are also seeing the return of non-contingent offers, but they are usually just non-contingent when it comes to property condition, but not for financing since that world is just too tenuous.

We currently have 61 single family homes on the market in San Carlos.  This last week we had 10 homes get listed in San Carlos.  They are…

Absorption Rate for San Carlos Real Estate for Week Ending April 24, 2010

balanceIt wasn’t perfectly balanced last week, but it is darn close with 10 single family homes listing and 8 selling in San Carlos.  San Carlos’ inventory is at 53 homes as of today and has been hovering right around that number for 3 weeks now.  A year ago we were at about 70 homes on the market in San Carlos.
