San Carlos Real Estate Absorption Rate for Week Ending January 22, 2011

On January 16, 2011 we had 37 single family homes on the market in San Carlos.  On January 25, 9 days later, we had 8 more homes on the market with inventory climbing to 45.  Sunny weather aside, it was raining in San Carlos real estate.  Great for buyers, not so great for sellers.  In the week from January 16 to January 22, there were 9 single family homes that listed in San Carlos, 1 sold, and 3 closed escrow.  Actually, only 3 of the listed homes were really new because 6 of them had been on the market just previously, but hadn’t sold.

The 9 new listings were:
11 Willow Glen – $729,000 – 3/2 – 1,280 sf  - listed previously
500 Prospect St – $849,000 – 3/2 – 1,480 sf – listed previously
160 Oakview Dr – $899,000 – 3/2 – 1,400 sf – listed previously
125 Belvedere Av – $979,000 – 3/2 – 1,430 sf – listed previously
218 Exeter Av – $1,050,000 – 4/2.5 – 2,720 sf
152 Plymouth Av – $1,065,000 – 4/2.5 – 1,813 sf – listed previously
144 Glasgow Ln – $1,75,000 – 3/2 – 1,850 sf
202 Timothy Dr – $1,199,000 – 4/2.5 – 2,350 sf – listed previously
250 Ruby Av – $1,225,000 – 4/2.5 – 1,900 sf

And the lucky San Carlos seller is…
23 Whitman Ct – $1,075,000 – 3/2 – 2,040 sf – 12 days on market

And the new home owners in San Carlos are…
136 Devonshire Blvd – LP $769,000 – SP $755,000 – 2/1.5 – 1,190 sf
405 Pearl Av – LP $784,000 – SP $791,000 – 3/2 – 1,430 sf
2068 Eaton Av – LP $1,088,000 – SP $1,080,000 – 3/2 – 1,780 sf – this was sold off market

I have a 2 bedroom and 2 1/2 bathroom town house coming on the market soon in the San Carlos hills.  It has beautiful views of the bay and a sophisticated remodeled kitchen.
